Tennessee state laws stipulate that a person may not act as a real estate broker, affiliate broker, timeshare salesperson or acquisition agent without first obtaining a license issued by the Tennessee Real Estate Commission (TREC). To be licensed, you must pass an examination to confirm that you have attained at least a minimum level of knowledge regarding the principles, practices, statutes, and regulations relating to real estate.
All applicants for a real estate license (Affiliate Broker) must be at least 18 years of age, have graduated from high school or earned a General Educational (GED) certificate. For complete Tennessee Real Estate Commission licensure requirements, click here.
Candidates for the Affiliate Broker license must complete sixty (60) hours of real estate education in basic real estate principles before taking the state licensure examination. Greater Nashville REALTORS® has partnered with RECampus to provide you with the highest quality distance education available. The Tennessee Real Estate Principles course is the 60-hour pre-license course approved by TREC for the Internet.
Please note that in addition to the 60-hour pre-license course, you must also complete the 30-hour Course for New Affiliates before you request your real estate license from the Tennessee Real Estate Commission. (You can take the Course for New Affiliates either before or after taking the state exam.) An online Course for New Affiliates is also available through our partner site RECampus. Greater Nashville REALTORS does not currently offer classroom sessions for the 60-hour Tennessee Principles course or the 30-hour Course for New Affiliates.
Through our RECampus partner online site you will find the 60-hour Tennessee Real Estate Principles course can be purchased for $300 and the 30-hour Course for New Affiliates for $145. For additional savings, when purchasing both programs at the same time Greater Nashville REALTORS has added a package choice at a discounted price of $405. Just select “Pre-Licensing 90-hour Package” and make payment to receive your discount.
As your pre-license course provider, the association monitors online course completion. After you successfully complete the online pre-license course, an association representative will contact you to gather additional information in order to electronically certify your eligibility for the state exam. If you prefer, upon completion of your pre-license course, you may contact the Greater Nashville REALTORS Education Department at (615) 254-7516.
The Tennessee Real Estate Commission has contracted with PSI Examination Services (PSI) to conduct the examination program.
